EPDM Roofing System 101: A Guide For Businesses

EPDM Roofing System 101: A Guide For Businesses

Though, while choosing a residential roof material was a decision that was taken with full consideration, that was not the case with the commercial roofs. But in the last few years, people are now understanding the importance of having a strong commercial roof too. This is why more and more materials are being introduced, especially for commercial use. One such popular material that occupies the roof of many of South Jersey’s businesses is EPDM roofing material.

In a market full of options, the EPDM roof stands on its own. The following guide will help you to learn about this roofing system so that you can make an informed decision and get what is best suited for your business.

What Is EPDM?

EPDM is an acronym for Ethylene Propylene Diene Terpolymer. It is a type of synthetic rubber that has wide applications in not only commercial roofing but also in other industries such as automobiles, HVAC, construction, etc. If we talk about its chemical properties, it is built of monomers.

EPDM rubber is a single-ply roofing membrane. It is installed on low-slope roofs or flat commercial roof structures. It’s made primarily of propylene and ethylene. These two compounds have exceptional durability and flexibility. This is one of the first choices of business owners in New Jersey.

EPDM vs TPO

These two options are the powerhouses when it comes to commercial roof installation in New Jersey. Both of them are types of synthetic materials having an environment-friendly nature but are not the same. Here are some of the differences between the EPDM vs TPO roofs.

Usage

TPO has been a relatively new material in the commercial roofing industry. It has been used for the last 15-20 years. EPDM has been used for a much longer time.

Life Of Material

Though both of these materials can have a long life, EPDM roofing can last longer than TPO. TPO can last up to 20-30 years, while EPDM can go on for even up to 50 years.

Seam Method

Both EPDM and TPO can be used for commercial flat roofs. But their installation is fairly different. TPO roofing seams are heat-sealed, usually by a hot air gun, and EPDM roofing seams utilize seam tape.

Installation Method

The TPO roofing membrane is attached to your roof chemically. The TPO is adhered to by the use of a fluid coating. On the other hand, the EPDM roofing system is usually installed mechanically. These can be ballasted as well.

Color Options

When it comes to EPDM roofing, there are 2 famous color options, having different uses, Black and White EPDM roofing. TPO on the other hand is available in lighter shades, such as white, tan, etc.

Why EPDM Roof Is So Popular: Benefits of EPDM Roofing

EPDM roofing systems are one of the most preferred roofing materials in New Jersey. Due to the composition of EPDM rubber, it has many capabilities and can provide your commercial roof with many advantages. Some of them are given below.

Cost-Friendly Material

One of the main reasons for the popularity of EPDM roofing material is that it is very cost-effective. If you compare its cost with other materials used for roofing such as metal, TPO, tile, etc then you will find that the cost of EPDM is the lowest. Thus you would not have to worry about this being burning a hole in your pocket.

Has A Good Lifespan

Your EPDM roofing system can last up to 50 years. This ability is often a huge selling point for any business that wants a long-lasting, durable roofing membrane. Whether you’re looking at year after year of snow or torrential rain, your EPDM roof will still be functioning properly. However, the lifespan depends on many factors such as contractor, area, etc.

Easy To Install

EPDM rubber roofs are also easy to install. The cost of hiring a professional will also be low due to easy and fast installation. An additional benefit is that they’re lightweight, so they can be installed on any roofing deck without needing to reinforce anything. With this roofing system, there would not be much delay in your business.

Extremely Durable

What is the most important thing you would expect from your commercial roofing system? Most of you would definitely answer durability. With the EPDM roofing material, that’s what you will get. Most of the EPDM roofs, especially thicker ones that are ballasted can protect your roof from conditions such as hail, snow, heavy wind, storms, etc.

Energy Efficient

Not only are they cheap and easy to install, but this material can be highly effective at reducing home energy bills. No matter the climate, this flat roof can provide your home with superb energy-saving capabilities. Apart from having excellent resistance to heat, cold, and impact, it has the added benefit of being resistant to ozone too, thus keeping your roof cool.

Does Not Harm The Environment

It’s a great product for both homeowners and sustainable businesses, as it offers superb durability with an extremely low environmental impact. This is because the recycling of EPDM roofs is possible. When your EPDM roof is replaced, the product can be broken down and used in a new EPDM membrane. So you are not only getting a good membrane but also caring for your environment.

EPDM Roof Installation

Now that you know the numerous benefits EPDM roofing can provide you, it should be no doubt that this is the material you should choose to install for your commercial roof. But before moving ahead with this process, you should first know what work goes on to install the EPDM roof on your property. This will help you stay proactive and be in touch with the process.

Here are the steps taken to install an EPDM roofing system.

Clearing And Cleaning The Roof Structure

The first step involved in installing a roof is always cleaning the structure. The EPDM roof membrane is a ply sheet that is spread over the roof. To avoid the formation of dirt and bubbles, the contractor will first clean the roof thoroughly and keep it clean from dust, oil, leaves, etc. Even a little bit of moisture can cause damage to the roof in the future. A professional roofing contractor can use different types of equipment to clean the roof. The roof is then left to dry.

Installing The Drip Edge

Before installing the membrane, there are some pre-installation settings that need to be done. Once you’ve finished building the roof deck, seal it up with the drip batten so it’s ready to be used. A drip batten is used for extending the roof deck. Make sure the drip batten is installed all the way around the deck to ensure the water drains into the gutter system properly. The next step is to install the drip edge and attach it to a batten. The drip edge helps collect water so it doesn’t leak or erode.

Applying The EPDM Rubber Roof

After the roof is dried and the drip edge is installed, the next step is to install the EPDM sheet itself. The contractor will first measure the roof and purchase the sheet length accordingly. The membrane should have an additional overhang so that it can cover the edges easily. Start with the roof rim and unfurl the rubber membrane across the surface of it. Once you’ve got it in position, press down on it with a roller or a brush to make sure that it’s spread flat.

Let The Membrane Settle

Give the membrane at least thirty minutes to rest so that it will maintain its position throughout this process. When this happens, the contractor will start applying the adhesive. Depending on the type of adhesive, the contractor will decide whether to apply it on the roof or on both roof and the membrane. If it’s a sunny day, the installation can be done in parts so that the adhesive does not dry while applying.

Finishing The Job

When the adhesive is set the next step is to make sure it is attached well. To help improve the bond between the membrane and the roof, use a push broom to sweep out air bubbles.

The contractor will apply the whole sheet and then it is just about some vital final touches. Seal the EPDM roof edges with a pressure flashing. Remove the extra sheet, if there is any. These final steps should be taken slowly to ensure the proper finishing of the roof.
